State of the Luxury Market

March 2018

In the past six months, 116 homes that cost more than $1 million sold in the Triangle.

Here are the number of homes sold by Community:

Avalaire, Raleigh-( 4 )                    $1.5 – $2.2 m

Budleigh , Raleigh-( 4 )                  $1.5 – $2.8 m

Hasentree, Wake Forest -( 3 )  $1.2 – $1.3 m

Hayes Barton, Raleigh -( 5 )       $1.0 – $1.5 m

MacGregor Downs, Cary-( 6 )  $1.1 – $2.2 m

North Ridge, Raleigh-( 3 )           $1.2 – $1.3 m

Sunset Hills, Raleigh -( 5 )           $1.0 – $1.9 m

The Oaks, Chapel Hill -( 5 )        $1.0 – $1.5 m

That is a sound pace for luxury home sales, compared to current 252 active listings of $1 million or more.

Still upscale homes aren’t flying off the market like lower-priced homes, which is sometimes what luxury homeowners might be led to believe by reading the news.  Multiple offers and fast sales are fewer as home prices get over $500,000.  For one thing, the pool of buyers who can, in fact, afford to buy a luxury home are fewer and their demand for near flawless condition is greater.
